Residential Inspections

Buying a home is a huge investment, and having piece of mind, and understanding, in what you are investing in can make decisions much easier and less stressful. As a licensed home inspector I will take a comprehensive look at your prospective residence from the roof down to the foundation and provide a detailed evaluation and findings in a detailed Home Inspection Report. This report will provide the buyer with a better understanding of their potential investment.

Structural Component Items such as foundations, floors, walls, columns or piers, ceilings, roofs, etc.
Exterior Items such as fascia, trim, soffits, doors, windows, balconies, handraisl, etc.
Plumbing Items such as pipes, water heaters, drains, etc.
Electrical Items such as light fixtures, electrical outlets, ect.
Heating Items such as fireplace, heat exchange operation, etc.

Pre-listing Inspection

Quite often when you see something every day you don't realize it may not be quite right, so if you are considering selling your home this inspection can assist. A pre-listing inspection is the same as a Residential Inspection, except that it is provided to the seller, and will give the seller an idea of the things a potential buyer would be asking for. Having this inspection may also assist with the sale of the residence.

New Construction Inspection

Each new residence, new addition, renovation, etc. is inspected by Code officials prior to signing off on the building permit, but rarely do Code inspectors have the time to take a comprehensive look at all the elements a Home Inspector would look at. This inspection also includes all the applicable elements of a Residential Inspection, and will also provide information which may be included in the builder punchlist.

Pre-drywall Inspection

Having a structure inspected just prior to the insulation and sheetrock being installed provides the inspector a great opportunity to see how the structural elements connect to each other: floor to foundation, walls to floor, ceiling to walls, roof to ceiling, etc. This phase also offers a look at the electrical and plumbing elements which will soon be hidden inside the walls. Issues found at this stage are potentially easier to have corrected.

Water Testing

When moving into a new home the last thing that needs to be on your mind is what is in the water. We will collect a water sample and have it tested for coliforms, e coli, lead, nitrates and nitrites.

Radon Inspection

Radon is a naturally-occuring radioactive gas that can cause lung cancer. Radon gas is inert, colorless and odorless. Radon is naturally in the atmosphere in trace amounts. Radon gas becomes trapped indoors after it enters buildings through cracks and other holes in the foundation.

Breathing radon over time increases your risk of lung cancer. According to the USEPA, radon gas is the second leading cause of lung cancer in the US, estimating that about 21,000 people die each year from radon related lung cancer.

Indoor radon can be controlled and managed. Radon gas testing can establish if radon gas is present, and if present what levels and mitigation measures may be appropriate. The EPA provides a map of radon zones for North Carolina, see how your county ranks.

Mold Testing

If there are areas which show the possibility of fungal growth we can now take samples and have them analyzed to verify the origin. The cost for this service is between $100 and $150.

Indoor Air Quality

Sometimes it is comforting to know that the air you will breathe every day is not going to cause problems, we can add that comfort by having an air quality test done.
